Our Director of Community Relations is responsible for achieving maximum occupancy and total revenue potential of the community by attracting qualified prospects and converting those prospects into residents. This position reports to the Director of Sales and Marketing. 

 

PRINCIPLE DUTIES AND RESPONSIBILITIES

  • Works collaboratively with department heads to emphasize the team’s role in sales and participation in the community Marketing Action Plan and Sales Action Plan
  • Collaborates with Sales team on Marketing Action Plan and Sales Action Plan
  • Acts as the primary contact for all new sales leads and supports prospects throughout the sales process
  • Reaches out to all Independent Living Prospects in current Enquire Database, invites them in for an information session or tour and updates the information in each record in a timely manner
  • Assists in developing a strong and deep pipeline / wait list for The Commons in Lincoln
  • Assists in developing a formal wait list procedure with the Director of Sales and Marketing as well as the Director of Business Administration 
  • Demonstrates experience in sales and marketing 
  • Identifies primary and secondary markets with appropriate sales strategies and tactics
  • Regularly meets the sales standards
  • Proactively identifies and pursues publicity opportunities
  • Conducts professional outreach for lead generating purposes
  • Schedules and promotes lead-generating events
  • Maximizes all occupancy and total revenue opportunities
  • Gathers competitive market analysis data and maintains a detailed competitor comparative analysis (including rates, apartment sizes, services, and amenities)
  • Gathers Enquire reports for analysis and interpretation (to identify solutions)
  • Presents the company in a positive and professional manner
  • Presents self in a positive and professional manner
  • Ensures all lead sources are identified in the Enquire system
  • Ensures inquiry forms are always available at the front desk
  • Ensures qualified leads are entered into Enquire
  • Ensures use of Enquire within community is timely and accurate
  • Maintains a current 6-month competitor analysis
  • Troubleshoots issues, presenting problems or anomalies to the appropriate parties to collaborate, create solutions, and resolve issues
  • Ensures that the building shows a positive first impression
  • Ensures model suites are well appointed, clean, and neat
  • Works with Director of Sales and Marketing and Director of Plant Operations to resolve any community presentation issues

 

SKILLS AND ABILITIES

  • Demonstrates strong listening skills as well as outstanding verbal and written communication skills
  • Demonstrates proficiency in the following computer skills:
    • Microsoft Office
    • Talent Review Tool
    • Enquire
  • Able to identify and develop professional referral sources
  • Able to schedule and promote lead generating events
  • Able to maintain or grow occupancy to maximum levels

Job Requirements

EDUCATION/EXPERIENCE

  • 3-5 years’ experience in sales and marketing, preferably in senior housing. 
  • Previous experience working with seniors is highly desirable
  • Bachelor’s Degree required
