Benchmark is the largest operator of Seniors Housing in New England (65+ communities). In addition to operating the communities, Benchmark is also a joint venture owner in the majority of its portfolio alongside institutional partners and high net worth individuals. Benchmark is committed to a New England to Washington D.C footprint and continues to grow its portfolio through acquisitions and new development. This role will be a member of the Investments Department and report into the Senior Director of Investments. The Senior Director of Investments reports to the Vice President of Investments, who reports to the CFO. The Investments team leads the sourcing and underwriting of new acquisition opportunities, the capitalization of all Benchmark acquisitions and developments, recapitalizations and refinancing of existing properties, and supports new development projects. The role will also support Benchmark’s in-house Development team by providing underwriting support for development projects.

Through this role on the Investments team, the Investments Senior Associate will have direct exposure to new acquisitions, new developments, debt and equity partners, Benchmark’s investment committee, Executive team, and opportunities to add value and drive growth through market and strategic portfolio analysis.

Principal Duties/Responsibilities:

  • Analysis to support key underwriting assumption inputs (ex: real estate tax analysis, rent comps, wage comps, etc.)
  • Participate in market analysis for new deals and proactively identify target areas for off-market deals and development
  • With guidance from Senior Director of Investments, preparation of slide decks as-needed as part of financing sourcing process (ex: deal overview and financing request packages for lenders, deal pitch decks for investments, materials used as part facility tours, investment committee package content)
  • Direct interaction of in-house Development Team and VP of Development through participation in providing underwriting support for development projects
  • Assist with deal transaction work including:
    • Coordination of third-party reports such as appraisals, market studies, and property condition reports and analysis/report out to team of outputs from those reports
    • Coordination of due diligence process across departments, settlement statement production, transition budget development
  • Assist with deal intake and screening
    • Participate in broker calls
    • Perform intake screening of deals and preview to Investments Team members
  • Maintain data and charts in recurring presentations, including tracking and reporting on industry data releases (ex: trackers of portfolio occupancy vs. industry occupancy)
  • Participate in maintaining internal trackers of sales comps, portfolio debt, lender and equity relationship notes
  • Growth opportunities and goals with mentorship from Senior Director of Investments and VP of Investments include:
    • Learning full underwriting process and aspects unique to seniors housing to be able to independently underwrite deals
    • Ability to prepare investment documents such as investment committee packages, debt request for proposals, and equity fund raise documents
    • Development of presentation skills through participation in deal pitches to executives and financing sourcing processes

Job Requirements

- Bachelor’s degree in relevant coursework (Finance, Economics, Business, etc.)

- 3-4 years relevant work experience

- Strong Excel, Business writing, and presentation skills required
